How do you guys filter through the noise? What are the red flags for bad advice versus solid, actionable property investment advice? I'm particularly concerned about new investors getting led astray by get-rich-quick schemes.

I look for property investment advice that includes specific numbers and calculations. If someone's giving advice but can't show you the math behind it, be skeptical. Also, good advice acknowledges both upsides and risks. Anyone selling a strategy as 'risk-free' is either lying or doesn't understand real estate. I've found the best property investment advice comes from people who actually own properties themselves, not just theorists.

Test property investment advice against historical data and common sense. If a strategy only works in a constantly rising market, it's not good advice for the long term. Also, consider the source's incentives - are they selling something? The most valuable property investment advice I've received was free, from other investors at local REIA meetings who had no financial incentive to mislead me.
